Buying process

Following is a list of steps I take each real estate client through when looking to buy a home.

  • Personal meeting with Realtor to identify your goals
  • Discussion of buyer’s agency
  • Bank pre-qualification to help demonstrate financial strength
  • Create wish list and determine priorities
  • Refined and targeted market search
  • Examine neighborhoods to determine special nature of each that determines identity and value
  • Arrange showings, personal home tours
  • Market analysis for value determination
  • Offer negotiation
  • Accepted offer
  • Submit earnest money
  • Inspection – includes surveys, appraisals, title search, environmental and/or structural
  • Negotiation based upon results of inspection
  • Removal of contingencies, including financing
  • Moving arrangements
  • Review of title
  • Verification of settlement statements, including earnest money, transfer tax, title insurance, policies, prorated property taxes and other closing fees
  • Homeowners insurance
  • Final walk-through within 48 hours of closing
  • Closing, resulting in the property being transferred from seller to buyer
