Buying process
Following is a list of steps I take each real estate client through when looking to buy a home.
- Personal meeting with Realtor to identify your goals
- Discussion of buyer’s agency
- Bank pre-qualification to help demonstrate financial strength
- Create wish list and determine priorities
- Refined and targeted market search
- Examine neighborhoods to determine special nature of each that determines identity and value
- Arrange showings, personal home tours
- Market analysis for value determination
- Offer negotiation
- Accepted offer
- Submit earnest money
- Inspection – includes surveys, appraisals, title search, environmental and/or structural
- Negotiation based upon results of inspection
- Removal of contingencies, including financing
- Moving arrangements
- Review of title
- Verification of settlement statements, including earnest money, transfer tax, title insurance, policies, prorated property taxes and other closing fees
- Homeowners insurance
- Final walk-through within 48 hours of closing
- Closing, resulting in the property being transferred from seller to buyer
