Following are the steps I take to ensure your home is fairly priced, well marketed and showcased to the public.

  • Create home wish list in order to identify a home you would like to purchase
  • Determine viability of selling your home
  • Review results of professional market analysis to determine current value and marketability of home in relation to current market conditions
  • Meet with lender to determine your purchase limits, all settlement costs and proceeds considered
  • Home pre-inspection (optional)
  • Determine and complete necessary repairs
  • Complete interior and exterior staging of home for maximum selling potential
  • Create marketing plan
  • Schedule tours and open houses
  • Negotiate accepted offer
  • Address inspection concerns
  • Order and complete title search
  • Clear title of any liens, encroachments and/or encumbrances
  • Address all buyers’ contingencies
  • Order title insurance
  • Schedule closing
  • Review all closing documents and give approval
  • Read utilities
  • Cancel homeowners policy
  • Buyers’ final walkthrough
  • Closing – earnest money transferred; funds released; deed transfered and recorded
